Industrial Unit Refurbishment: Two Industrial Units at Hawkley Green, Wigan
We were awarded the contract by Ba Property Consultants who were running the project on behalf of Skandia, a large pension fund. The contract was to empty out the units removing the previous tenants, rubbish and shackles then refurbish the properties to the agreed contract documentation, under a JCT contract.
The works entailed re-wiring the units, and installing new high bay lighting and ring mains power supply to reach the new tenants requirements. We concreted the test pit to both units and left with a smooth finish for decoration, we also scabbled the floor in other areas and screeded over to provide a level finish prior to decoration.
Part of the contract was to provide new suspended ceilings to the offices, with 600×600 modular light fittings all to a specified lux level by the architect, all the offices were redecorated throughout, with new carpets. The roof was overhauled as part of the contract with new gutters and downspouts and fascia boards replaced where nesaccary, externally we also re decorated the cladding and all external joinery works.
We installed new kitchen and toilet facilities for both the office staff and warehouse staff, providing welfare facilities for up to twenty staff, the kitchens were composed of high gloss base and wall units with sinks and integrated oven and hob’s all with splash back tiling.
The internal decoration consisted of the painting of the portal beam structures and steel stanchions as well and emulsioning all the walls and under coating and glossing of the woodwork. The floors where cleaned of and the painted with specialist floor paint, which enables fork lift trucks to work within the units.
The contract ran for a period of ten weeks, as stipulated in the contract, the works were completed on time and budget, and passed of by the contract co- coordinator.
